not come off as experts or have a database set up for finding your Florida property, but can point
you in the right direction for doing so.
Searching for property in another location, that you may not be fully familiar with can be tricky.

a good location and ulitmately a good deal!

you need with a click of the mouse, which leads us into our second tip...
**Use the Internet to it's fullest. Spend plenty of time researching the types of ownership. Whether or
not you want to go into a timeshare, or obtain a mortgage and buy outright, or go in with another
couple.
**Hit up your library and obtain books on buying a second/vacation home. Read and understand just what you're
getting into. In places like Florida insurance is very different. Hurricanes do happen. You are now tied
to this one spot. The pros are that you can rent it out, you can go there whenever you want, and there
are tax advantages potentially.
**Know your area. Living in Florida can be quite different than heading there for a week or two and leaving
everything behind. Think of it like having kids or babysitting kids and giving them back.
**Be sure to know your financials, all the little stuff we tend to forget, and note that in a place like
Florida the market can swing substantially. Just be sure it's something you can afford. I have done
tax returns for folks who were damaged by storms and had to come out of pocket for repairs - ouch!!
**If you plan to rent it out, there are some other aspects and matters you must consider. On one side
it brings in an income and you can pay it off faster or use that money to invest in others. On the other
side you are not local and have to trust people to run it (tip: ask your realtor about management). Also,
someone is sleeping in your beds, using your stuff, etc...
**Finally, many other aspects of buying a home apply. Don't go at it alone, do your homework, and realize
that this is an investment and one to be taken seriously. Also remember, real estate moves slowly (most
of the time), so be sure you are able to cover yourself if things go downwards (hopefully they won't).
